Job Description

Overview

Farley White Management Company is seeking a licensed HVAC Building Maintenance Engineer to manage building systems at a Class A office park in southern New Hampshire. The role involves the operation, installation, and maintenance of various building systems, ensuring safety and compliance with regulations, and providing excellent customer service.

Key responsibilities

  • Oversee the day-to-day operation, maintenance, and repair of building systems including HVAC, electrical, lighting, plumbing, and fire protection.
  • Manage and control building energy consumption using a Metasys EMS.
  • Ensure compliance with safety regulations and promote safe working habits.
  • Coordinate preventive maintenance and loss control activities.
  • Interact with suppliers and contractors for compliance with building standards.
  • Perform tenant service calls and unscheduled maintenance tasks.
  • Participate in a 7x24 emergency on-call program for urgent situations.
  • Effectively communicate the status of building operations and report problems.

Required skills

  • Strong HVAC skills including knowledge of cooling towers, boilers, and energy management systems.
  • Minimum of 5 years of HVAC experience and 2-3 years in commercial real estate.
  • Required State HVAC or Engineer license and Universal level refrigerant recovery license (608).
  • Technical and problem-solving abilities related to mechanical controls.
  • Effective communication and customer service skills.
  • Organizational skills and ability to prioritize tasks.
  • Knowledge of web-based work order systems such as Angus or Building Engines.
  • Ability to lift and move objects up to 75 lbs.
