Overview

Analyst IIThe Analyst II will support the Finance and Development Teams and will be involved with market research, locating developable properties, land acquisitions, preparing financial analysis, acquisition models, leasing analysis, due diligence, land-use issues, financial closings, entitlement issues and negotiations, preparation of project reports, budget preparation/tracking, and coordination with various levels of governmental agency review and oversight.Analysts have an option to join Gilbane's Developer in Training Program, providing a unique path for aspiring real estate professionals. Participants will start as analysts in Providence, working closely with our finance and development teams. This immersive experience will grant full exposure to the real estate development process. Successful trainees may have a future opportunity to join one of our development teams across the country, contingent on performance and available opportunities.ResponsibilitiesAnalyze the feasibility of proposed development projects and real estate acquisitionsConduct market research to assist in the assessment of sub-markets, identify opportunities, prioritizing targets, and forecast and analyze trends of general business conditionsResearch and communicate with owners of developable sites within target marketsResponsible for managing project proformasAnalyze quantitative and qualitative data to propose and present developable sites to Development TeamAssist in financial closings and due diligenceAssist in growing Company's research capabilityParticipate in the review of new deals/transactionsAssist with real estate acquisition due diligenceEvaluate and track the performance of completed projects and asset dispositions against benchmarks, hurdles, and original underwriting projectionsQualificationsEXPERIENCE/EDUCATIONBachelor's Degree required, Real Estate or Finance preferredMaster's Degree preferred2+ years' experience in a similar positionKNOWLEDGE, SKILLS & ABILITIESGood understanding of land and zoning issues as well as financial concepts such as Yield on Cost, IRR, Cap Rates and NPVStrong financial modeling and analytical skills as well as strong communication skillsExcellent computer skills (Excel, GIS, Google Maps, Costar, LandVision, Axiometrics)Ability to analyze the merits and/or risks of a particular investmentInvolvement in database management, trends analysis and preparation of new business presentationsCurious and creative with working knowledge of real estate and business senseAbility to work independently on complex projectsSalary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.For Providence, RI this ranges from $75,000 - $105,000.00 plus benefits and retirement program.Gilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
