Job Title: Regional Property Manager Location: Los Angeles, CA 90018; Los Angeles, CA 90011; Los Angeles, CA 90037; Los Angeles, CA 90037 Salary Range: $105,000.00 - $115,000.00 Salary Position Type: Full Time Description Position Overview The Regional Manager is accountable for overseeing the operational performance and compliance integrity of assigned affordable housing communities. This role combines the leadership and property oversight of a Regional Manager with the technical compliance expertise of a Compliance Specialist. The position ensures that all properties operate efficiently, in accordance with WSH Management standards, federal and state regulations, and all affordable housing program requirements (LIHTC, HUD, Section 8, and Bond). What We Offer Pay: $105,000-$115,000 Benefits: Medical, Dental, Vision, Life Insurance; 401(k) with employer matchTime Off: Paid vacation and 15 paid company holidays Key Responsibilities Operations• Monitor key performance metrics (occupancy, delinquency, vacancy, compliance, AR/IR status, etc.) and provide coaching to meet company goals.• Conduct site visits and administrative audits (HappyCo) to ensure compliance and operational excellence.• Oversee the preparation, review, and approval of annual operating budgets in collaboration with Resident Managers.• Confirm all policies, procedures, and systems are implemented effectively and efficiently across assigned communities.• Support the development and revision of the Policy & Procedures Manual related to both property management and compliance functions.• Attend and actively participate in regional meetings, compliance training, and corporate initiatives.• Address resident relation issues promptly and provide reports to leadership on outcomes and trends. Compliance• Audit LIHTC move-in and recertification files for accuracy and program compliance.• Review and approve new move-in and annual recertification files prior to move-in or submission deadlines.• Prepare and submit required compliance reports to corporate, ownership entities, and government agencies.• Review, approve, and track Reasonable Accommodation and Modification requests to ensure compliance with Section 504 and other applicable laws.• Maintain current knowledge of affordable housing program regulations and communicate updates to property staff.• Support and train on-site staff in proper compliance procedures and file preparation.• Participate in internal and external audits, inspections, and agency monitoring visits.• Assist in creating and maintaining standardized compliance forms, templates, and training materials.Financial• Ensure assigned assets operate within approved budgets and in the owner's best interest.• Review property financials weekly, including rent collections, delinquency, and invoice accuracy (PayScan approvals).• Oversee rent postings, deposits, and fee collections to ensure timeliness and accuracy.• Review all vacant units for readiness and coordinate with managers to achieve timely move-ins.Leasing & Marketing• Ensure communities maintain occupancy in alignment with budget goals and affordable housing requirements.• Confirm Yardi leasing workflow is followed from inquiry through move-in and certification approval.• Support marketing strategies that comply with Fair Housing and program rules.• Monitor leasing performance metrics and conversion ratios. Resident Relations• Promote strong resident satisfaction through timely response to service and accommodation requests.• Attend resident meetings at least annually for each assigned community.• Support and implement resident retention and community engagement programs.• Ensure consistent application of company and community policies.Personnel Management• Supervise and develop Resident Managers and office staff for assigned communities.• Conduct onboarding and follow-up training for new managers, emphasizing compliance, customer service, and perf
