Position Overview The Area Manager is a "boots-on-the-ground," multi-site Property Manager responsible for the daily operational success, leasing, and physical upkeep of a local cluster of 3 to 6 small buildings, totaling approximately 150 to 200 units. This is a highly tactical, hands-on role with zero administrative support. You will directly manage and oversee one on-site staff member and work hand-in-hand with an assigned Maintenance Technician for your portfolio. The ideal candidate thrives in a small-to-mid-size company environment, possesses strong conventional market-rate experience, and is an expert user of AppFolio. Multi-site experience and experience with Class B/C properties are preferred. ️: Why join us? Portfolio Performance (Paid Quarterly): Earn up to an additional $300/month for strong collections and $350/month for maintaining 96%+ economic occupancy. Quarterly Excellence: A $1,000 flat bonus every quarter you maintain 95%+ occupancy and collections simultaneously. Job Details Position SKey Responsibilities 1. On-Site Operations & Property Management Maintain complete daily oversight of a portfolio of 3 to 6 local, small conventional properties (150-200 total units). Manage, lead, and oversee one direct report on-site to ensure daily property objectives are met. Partner directly with your dedicated Maintenance Technician to coordinate work orders, resolve tenant maintenance requests promptly, and ensure high resident satisfaction. Drive the property-level execution of unit renovations, adhering strictly to established company procedures and timelines. 2. Marketing, High-Volume Leasing & Turn Management Actively work to minimize vacancy loss by posting multiple Craigslist and online advertisements daily. Conduct property tours, host open houses, and personally show vacant units to prospective tenants immediately following unit turns. Process tenant applications, verify eligibility, quote approved rental rates, and execute lease agreements. Track and log all leasing activity, guest cards, and pipeline metrics directly within AppFolio. 3. Financial Management & Collections Own the property-level collections process, ensuring all tenant rents, utilities, and associated fees are collected timely each month. Handle delinquent accounts aggressively, manage ledger discrepancies, and accurately input all financial transactions into AppFolio.
