Overview

Apartment Services, Inc. is looking for an experienced Maintenance Director to oversee maintenance operations across multiple apartment communities in Hunt Valley, Maryland. This leadership role involves supervising maintenance teams, managing capital improvement projects, and ensuring property safety and efficiency.

Key responsibilities

  • Oversee maintenance operations and service teams across multiple apartment communities
  • Collaborate with Regional Managers and senior leadership to ensure efficient property maintenance
  • Review maintenance work order and HVAC service reports daily
  • Supervise Maintenance Supervisors and Service Technicians
  • Assist with capital improvement projects and large-scale property repairs
  • Conduct interviews, hiring, onboarding, and training for maintenance staff
  • Support properties facing operational challenges
  • Oversee contractors, vendor relationships, and project timelines
  • Conduct property and building inspections
  • Maintain property security procedures and key control
  • Participate in winter weather operations and emergency readiness
  • Promote a safe work environment for staff and residents

Required skills

  • Strong knowledge of multi-family property maintenance and building systems
  • Experience managing maintenance teams across multiple properties
  • Expertise in HVAC systems, plumbing, electrical, and general building maintenance
  • Strong leadership, communication, and organizational skills
  • Experience with capital improvement planning and budgeting
  • Ability to read and interpret blueprints and maintenance specifications
  • Proficiency with Microsoft Office (Outlook, Word, Excel)
  • Experience with property management software such as Yardi preferred
  • Strong problem-solving and decision-making abilities
  • HVAC certification required
  • Minimum 5 years of property maintenance experience with supervisory responsibilities
  • Valid driver's license and reliable vehicle required
