Together, we do great things.Who You AreYou have keen skills in data center real estate, relationships within the datacenter real estate brokerage community, and related vendors/service providers, and the ability to negotiate and influence decision making.The Impact You Will HaveAs the Head of Real Estate Investments, North America, you are responsible for leading the strategy and execution of real estate investments for all North America. You will be responsible for defining insights and processes to grow the portfolio and includes overall investment management including strategic business decisions, deal negotiation, and client management. The accountabilities include equity partner coordination, feasibility, due diligence activities, acquisition/development, and project management of all related real estate transactions and field teams. You will communicate with and influence the QTS Executive Team and Board on all real estate decisions.What You Will DoUse a thorough understanding of North American data center markets to help drive the business's potential business decisions.Work with Sellers, Partners, and Owners to collaborate, transform, and transact the existing and future real estate portfolio.Coordinate the due diligence and closing process for real estate transactions under contract, working with internal and third parties to analyze information and research financing and operating issues relevant to each transaction.Collaborate with cross-functional teams to implement strategies across the organization to solution architect plans to better communicate plans, costs, and returns.Research and monitor local real estate submarkets and industry trends. Track competition, comparable lease transactions, regional trends, and overall general market conditions.Partner with business leaders to ensure that they understand the datacenter market fundamentals that are paramount to the firm's relative decisions.Systematically track, compile, and interpret various sources of data related to the group's business.Participate in calls and meetings with key constituents. Communicate and respond to complex questions and inquiries in new markets.Conduct research, prepare reports, and analyze economic data to develop and shape business strategies, while continuing to expand market knowledge, and for general business development purposes.Write and prepare investment materials such as memorandums, presentations, and proposals for all types of real estate and finance-related projects.Other analyses as may be important to Company and Executive Committee/Board.What You Will Need to Be SuccessfulTen plus years in the real estate industry.Bachelor's degree or equivalent experience, Master's degree or equivalent in business and/or real estate preferred.Five or more years of work experience in the Data Center Industry sales/business development (Cloud, Colocation, Telcom or Network).Working knowledge of the data center industry is essential.Experience with enterprise and hyper-scale clien
