Property Manager RISE Citrus Ridge Davenport, FL Compensation: Starting at $80,000 annually Position Overview RISE is seeking an experienced and results-driven Property Manager to lead the day-to-day operations of RISE Citrus Ridge. This position is responsible for the overall performance of the community, including financial results, resident satisfaction, leasing activity, team development, maintenance operations, and compliance. Key Responsibilities Oversee all day-to-day operations of the community, including leasing, resident relations, maintenance, financial performance, and administrative functions. Lead, coach, and hold the on-site team accountable for meeting community and company expectations. Develop and execute strategies to achieve occupancy, revenue, retention, and expense-management goals. Review financial statements, budgets, variance reports, delinquency, and operational performance. Monitor leasing activity, traffic, conversion rates, renewals, pricing, and market conditions. Maintain a strong understanding of the competitive market and recommend adjustments to leasing and marketing strategies. Ensure residents receive timely, professional, and solution-focused service. Partner with the maintenance team to monitor work orders, preventative maintenance, property appearance, vendor performance, and capital projects. Manage resident concerns, escalations, lease violations, collections, and other sensitive matters professionally and consistently. Ensure compliance with Fair Housing requirements, lease documents, company policies, and applicable local, state, and federal regulations. Conduct regular property inspections and maintain high standards for curb appeal, common areas, amenities, vacant units, and overall community presentation. Build relationships with vendors and oversee contracts, service quality, invoicing, and expense control. Prepare reports and communicate community performance, risks, and action plans to regional leadership. Support emergency response needs and participate in the community's on-call or escalation process when required. What Success Looks Like The community consistently meets or exceeds occupancy, revenue, collections, and expense-management goals. Residents receive responsive service and feel confident in the management team. Leasing, maintenance, and administrative teams work together with clear priorities and accountability. The property is well maintained, market-ready, and professionally presented. Delinquency, resident concerns, work orders, and operational issues are addressed promptly. Leadership receives accurate reporting and clear action plans. Team members are engaged, supported, and developing in their roles. Qualifications Three or more years of property management experience, preferably in conventional multifamily housing. Previous experience managing an apartment community and leading an on-site team. Strong knowledge of leasing, resident relations, maintenance operations, budgeting, collections, and financial reporting.
