About the Role Aborn Powers is seeking a detail-oriented and relationship-driven Commercial Property Manager to manage a portfolio of approximately 34 commercial properties and 26 owner relationships throughout the Sacramento metro area and Roseville corridor. This role is ideal for a commercial property management professional who enjoys working directly with property owners, tenants, vendors, and internal support teams. The Commercial Property Manager will serve as the primary owner-facing leader for their assigned portfolio and will be responsible for day-to-day property operations, owner communication, leasing coordination, financial oversight, and property performance. The position operates with a high level of autonomy within established authority limits and works closely with the Property Management Director and a shared commercial property management support team. Key Responsibilities Owner Relations & Communication Serve as the primary point of contact for assigned commercial property owners Maintain proactive, professional, and timely communication with owners Respond to owner inquiries within established service standards Prepare and deliver accurate monthly owner reports Conduct annual budget review meetings with owners Present CAM reconciliation results and financial updates Escalate owner concerns appropriately while protecting and strengthening owner relationships Collaborate with the commercial property management team to maintain consistent communication standards Leasing & Lease Administration Lead lease negotiations, renewals, and new leasing activity for assigned properties Monitor upcoming lease expirations and maintain an active renewal pipeline Review leases expiring within 12 months on a quarterly basis Approve lease proposals, renewal terms, and lease amendments before execution Identify at-risk tenancies and support tenant retention strategies Ensure leases align with owner objectives, company standards, and applicable California commercial landlord-tenant requirements Coordinate with internal team members on lease documentation, renewals, and tenant communication Financial Management Prepare and manage annual operating budgets for assigned commercial properties Review monthly financial reports and address budget variances Provide written financial explanations and recommendations to property owners Review and approve vendor invoices Monitor delinquency reports and direct collection follow-up Oversee CAM reconciliation in coordination with internal support staff Identify opportunities to improve NOI and property performance Use AppFolio to review financial data, reporting, and portfolio activity Property Oversight & Operations Review property condition reports and prioritize follow-up actions Communicate inspection findings to owners and incorporate results into maintenance planning Coordinate deferred maintenance priorities with internal maintenance support Conduct site visits for high-priority issues, owner requests, lease-related walkthroughs, or operational needs Review pre-lease and post-lease inspection reports before distribution to owners or tenants Help ensure assigned properties are well-maintained, compliant, and positioned for long-term value Team Collaboration Participate in weekly commercial property management team check-ins Provide day-to-day direction to administrative support staff for assigned portfolio workflows Review and act on escalations from maintenance, leasing, inspection, and administrative team members Partner with other commercial property managers to support urgent owner or tenant matters when needed Work closely with the Property Management Director on portfolio performance, owner satisfaction, and departmental goals Qualifications 3 or more years of commercial property management experience California Real Estate License Experience managing owner, tenant, vendor, and internal team communication Strong understanding of commercial leases, renewals, budgets, CAM reconcili
