Real Property Appraisal Review PositionThe employee in this class is responsible for the review and evaluation of real property appraisals completed by appraisers contracted by the County. The employee assists in the collection of data to establish fair market values of parcels of property and exercises considerable independent initiative and judgment in the review of appraisals. Does related work as required.Key Elements Of The Role:Review all appraisals to determine compliance with basic principles of appraisal practice has been observed.Review all appraisals to determine whether all necessary documentation and information is present in accordance to the Scope of Work. To make certain that the fair market value for the parcel to be acquired is obtained, based upon knowledge of appraisal techniques, geographic and economic factors.Review and reconcile multiple appraisals for final determination.Recommend the employment of consultant appraisers.Refer unacceptable appraisals back to the consultant appraisers for further consideration.Complete field reviews of all appraisals received. The field reviews are typically preceded by a verification of sales (via deed search), property ownership, taxes, zoning, and other general data.
