Job Description

Overview

The Senior Real Estate Development Manager for AWS Infrastructure Services will play a crucial role in supporting the expansion of AWS's Data Center Network in the U.S. This position involves strategic and tactical engagements with landowners, developers, and various local stakeholders to facilitate real estate negotiations and secure agreements that promote AWS growth while being sensitive to local communities.

Key responsibilities

  • Lead deal engagement, negotiation, and closing of real estate sites including build-to-suit negotiations and land acquisition.
  • Cultivate relationships with developers.
  • Assist in developing site plans consistent with market conditions and investment assumptions.
  • Partner with developers, local jurisdictions, and participate in meetings and hearings related to projects.
  • Work cross-functionally with internal and external teams to inform regional real estate strategy.
  • Build and lead teams of vendors and consultants to evaluate site feasibility.
  • Some travel required.

Required skills

  • 8+ years of experience in large-scale site selection, real estate land acquisitions, and lease negotiations.
  • 5+ years of experience performing land entitlement functions.
  • 5+ years of experience in site due diligence and negotiation of entitlement agreements.
  • Bachelor's Degree in Urban Planning, Architecture, Civil Engineering, Real Estate, or related fields.
  • Understanding of the Data Center industry and site selection.
  • Master's Degree or higher in relevant fields.
  • Experience in public-private partnerships.
  • Ability to understand and communicate technical requirements related to internet infrastructure.
