Job Description

Overview

The Property Maintenance Supervisor will oversee the on-site maintenance of an assigned Apartment Community, ensuring a safe and comfortable living environment. This role includes supervising maintenance staff, executing service requests, and implementing preventative maintenance programs under the direction of the Community Manager and Regional Manager.

Key responsibilities

  • Maintain the physical condition of all vacant and occupied units, grounds, and common areas
  • Execute all on-site maintenance functions including service requests and unit turnovers
  • Oversee and assign daily duties to maintenance staff
  • Ensure timely and accurate completion of maintenance duties
  • Follow up on service requests to ensure high customer satisfaction
  • Monitor and schedule completion of unit turnovers and external vendor work
  • Implement and maintain preventative maintenance programs
  • Hire, train, evaluate, and motivate maintenance staff
  • Assist with annual budget and minimize maintenance expenses
  • Maintain 24-hour on-call availability throughout the year

Required skills

  • Knowledge of maintenance repair and service
  • Previous experience as an apartment maintenance supervisor
  • 4+ years of apartment maintenance experience
  • HVAC Certification/CPO
  • Experience with A/C, electrical, plumbing, and appliance repair
  • Strong communication and customer service skills
  • Leadership and team motivation abilities
  • Organizational and planning skills
  • Ability to improve technical maintenance skills
