A company vehicle is provided for work purposes and we pay double time for on-call hours because we respect your personal time. Take complete ownership of effectively maintaining all properties in strict alignment with established operating budgets and benchmark quality standards. 2. Serve as the primary driving force behind the company's continuous physical growth and portfolio expansion. 3. Perform hands-on maintenance technician work across properties to ensure all units meet modern living standards, and create on-call schedule between yourself and maintenance technicians. 4. Teach, mentor, and lead maintenance team members to elevate their technical skill sets and operational efficiency. 5. Drive company revenue and overall financial success through proactive property preservation, cost control, and minimized unit turnaround times. 6. Oversee routine property inspections and execute preventive maintenance schedules to safeguard physical assets. 7. Manage vendor relationships, material procurement, and contractor performance to keep repair projects on schedule and within budget, including large renovation projects. 8. Diagnose, troubleshoot, and resolve complex mechanical, electrical, plumbing, and appliance issues efficiently. 9. Ensure adherence to all local, state, and federal safety regulations, housing codes, and company compliance policies. 10. Cultivate positive resident relations by promptly and professionally addressing maintenance requests to support our community-focused mission. Competencies 1. Advanced technical proficiency in multi-family property maintenance, including plumbing, electrical, carpentry, HVAC, and appliance repair. 2. Demonstrated leadership and teaching capability to train, guide, and develop technical staff members. 3. Strong financial acumen to manage property maintenance operations strictly within allocated budget constraints. 4. Exceptional capability to take full accountability and ownership of physical property standards and asset preservation. 5. Proven strategic problem-solving skills to diagnose operational roadblocks and scale maintenance workflows effectively. 6. High-level organizational and project management skills to prioritize work orders, turns, and capital projects simultaneously. 7. Clear communication abilities to coordinate seamlessly with tenants, vendors, and property management leadership. 8. Reliable mechanical aptitude and hands-on operational stamina for rigorous daily property upkeep. 9. Collaborative team orientation focused on driving company-wide revenue and success. 10. Adaptability to thrive and grow rapidly within an expanding entrepreneurial real estate environment. Education & Experience 1. High school diploma or equivalent; technical certifications or trade school training in HVAC, electrical, or plumbing are strongly preferred. 2.
