Overview

Levco Management LLC is seeking a Maintenance Manager for a 338-unit property in Richmond, VA. This role involves providing leadership to the maintenance staff, ensuring timely completion of work orders, and maintaining a safe working environment, while fostering a team-oriented culture. The ideal candidate will possess extensive experience in apartment maintenance and strong management skills.

Key responsibilities

  • Supervise on-site team members
  • Assist with the development of capital improvement budgets
  • Manage project management of capital improvements at the property level
  • Ensure high-quality customer service to residents
  • Oversee and complete maintenance and turnover work in a timely manner
  • Bid, schedule, and supervise contracted work
  • Schedule and assist with apartment make-ready work
  • Implement preventative maintenance programs
  • Conduct thorough inspections of maintenance work
  • Perform departmental safety inspections twice per week
  • Complete any other duties assigned by the supervisor

Required skills

  • Minimum 5 years' experience as an apartment maintenance supervisor
  • Minimum 2 years' experience at a 300+ unit property
  • Strong management and leadership skills
  • Expertise in HVAC installation and troubleshooting/repair
  • EPA Universal certification
  • Valid Driver's License and reliable transportation
  • General plumbing and electrical skills
  • General apartment maintenance skills
  • Ability to perform tasks without outside contractor assistance
