Job Description Job Description WC Smith is seeking an experienced Bilingual Leasing Consultant to join our team at JETU and Fairway Park Apartments. This individual is responsible for supporting the community's leasing operations and providing exceptional customer service to prospective and current residents. Our Leasing Consultants play a critical role in maintaining occupancy, ensuring compliance with affordable housing requirements, and guiding applicants through the leasing process. As a Leasing Consultant, you are detail-oriented, organized, customer-focused, and committed to creating a positive resident experience.Schedule: Monday-Friday, 8:00 AM-5:00 PM, with two rotating Saturdays per month from 10:00 AM-2:00 PM. THE LEASING CONSULTANT WILL:• Conduct apartment tours and effectively present the community to prospective residents.• Respond promptly and professionally to leasing inquiries by phone, email, and in person.• Process applications and housing packets in accordance with community and program requirements.• Verify applicant documentation and assist with eligibility reviews for subsidized housing programs.• Maintain waiting lists and applicant files in compliance with company policies and regulatory requirements.• Coordinate move-ins, lease signings, recertifications, transfers, and move-outs.• Assist residents with questions regarding leases, housing assistance programs, and community policies.• Ensure resident files are complete, accurate, and audit-ready at all times.• Maintain knowledge of affordable housing regulations and occupancy requirements.• Enter and maintain prospect, applicant, and resident information within property management systems.• Support occupancy goals through effective lead management and resident retention efforts.• Partner with the management team to ensure compliance with all Fair Housing and affordable housing regulations.• Maintain a professional appearance, attitude, and customer service approach at all times.• Perform other duties as assigned.A LEADING APPLICANT HAS:• Minimum of 2 years of experience as a Leasing Consultant in residential property management.• Previous experience working at a subsidized, affordable housing, Section 8, or LIHTC community.• Experience processing housing packets and reviewing applicant documentation for program eligibility.• Knowledge of affordable housing compliance requirements, including certifications and recertifications.• Strong understanding of Fair Housing laws and leasing best practices.• Excellent customer service, communication, and interpersonal skills.• Strong organizational skills with the ability to manage multiple priorities and deadlines.• High attention to detail and ability to maintain accurate records and resident files.• Proficiency with Microsoft Office applications.• Previous experience with Yardi is preferred.• Ability to work collaboratively with residents, applicants, vendors, and team members.• High school diploma or equivalent required.• Ability to stand, walk, climb stairs, and tour the community throughout the workday.BENEFITS FOR FULL-TIME EMPLOYEES (AVERAGE OF 30 OR MORE HOURS PER WEEK):• Comprehensive medical, dental, and vision insurance• Health Advocate support services• Flexible Spending Accounts (FSA)• Company-paid life insurance and AD&D• Company-paid short-term and long-term disability coverage• 401(k) plan with company match• Generous paid time off (PTO)• Ten paid holidays annually• Pre-tax commuter benefits• Employee Assistance Program (EAP)• Legal insurance options• Free on-site parkingABOUT WC SMITHWC Smith is a leading multidisciplinary real estate company firmly grounded in the District of Columbia.
