Job Description SummaryAs a Land Development Manager working for Taylor Morrison you will be responsible to effectively and efficiently coordinate the development of company-owned property to achieve business plans and financial objectives. Will create and manage land development budgets, monitor work and actively track invoices, need to understand all components of the land development processes and timing/sequencing of all phases of those processes. Secure the company's ability to deliver lots on time and play an integral role in the planning process for the jurisdictions in which the company operates, anticipating all possible requirements needed to secure building permits. Ability to understand design-related components necessary to satisfy jurisdictional requirements.Job DetailsWe trust that as a Land Development Manager you will: (responsibilities)Conceptual Plan/Preliminary Plat/Final PlatObtain approval of subdivision, development and reimbursement agreementsObtain common area landscape plan approvalDirect civil engineer on improvement plan issues and schedulesDirect civil engineer on final plat development issues and scheduleDirect civil engineer on final plat schedulesPrepare trade specific scopes of work, bid package, and construction contractsEvaluate and quantify bid results by tradeCoordinate with dry utility companies for plan preparation, service agreements, easement dedications, and scheduleSchedule and attend all pre-construction and onsite progress meetingsCoordinate wetland mitigation workManage day-to-day operations of general contractor and all other tradesManage day-to-day development activitiesSchedule appropriate vendors / subcontractors to meet project scheduleDirect all trades on conflicts to achieve resolutionComply with all agency requirementsInspect improvements to ensure compliance with plansCoordinate start of home construction with contractors and agenciesImplement erosion controlCommunicate to other Land staff and, if appropriate, Sales and ConstructionCreate subdivision punch list with inspectorsDirect all trades on all corrective punch list measures and periodic maintenance/repairsImplement maintenance measuresLead New Community Opening MeetingsCreate subdivision one year punch list with inspectorsDirect all trades on all corrective one year punch list measuresObtain conditional use and/or temporary permits, as requiredCoordinate and communicate with HOA and CDD'sPrepare affordable housing program (if required)Prepare sales disclosures (as needed)You are willing to perform other duties as assignedWhat you will need: (competencies, behaviors & attributes)Business AcumenCustomer FocusDeveloping Direct Reports and OthersDrive for ResultsPriority SettingSelf-KnowledgeAbout you: 3 years combined experience in the Home Building IndustryBachelor's degree in Business, Accounting, Civil Engineering, Planning or Construction Management requiredAttention to detail A MUSTAbility to anticipate possible obstacles and propose favorable solutionsStrong work ethic and commitment to implementation and executionConcise writing and public speaking/presentation skills are desirable for reporting to the management teamAbility to read improvement plans, formulate budgets and understand accounting principlesStrong computer and negotiating skillsAction and results orientedSuperior ability to successfully multi-task and utilize project management skillsFLSA Status: ExemptWill have responsibilities such as:Interviewing, selecting, and training employees;Setting rates of pay and hours of work;Appraising productivity; handling employee grievances or complaints, or disciplining employees;Determining work techniques;Planning the work;Apportioning work among employees;Determining the types of equipment to be used in performing work, or materials needed;Planning budgets for work;Monitoring work for legal or regulatory compliance;Providing for safety and security of the workplaceEssential Functions:Successful job applicants
