New tools and new processes are opportunities, not threats.You live the Core Values, and you expect your teams to live them too.What You'll Be SteeringPortfolio PerformanceOwn financial and operational results across your portfolio: occupancy, NOI, delinquency, renewals, turns, and work orders.Use data and dashboards proactively to diagnose issues, set priorities, and drive results.Lead communities through transitions, lease-ups, and repositionings, bringing structure and momentum to turnarounds.Partner with central support teams in marketing, revenue management, accounting, compliance, and maintenance to execute well and move quickly.Lead annual budget preparation, capital planning, and variance analysis across your communities.People Leadership and DevelopmentLead, coach, and develop Business Managers and key on-site leaders into strong, independent operators.Set clear expectations and make sure every leader has a scorecard that matters.Identify gaps in talent or structure, and partner with leadership to solve them.Model and reinforce SAIL's Core Values and performance culture in every interaction.Owner Relationships and Strategic AlignmentServe as a primary point of contact for ownership and institutional partners.Prepare and present monthly and quarterly performance reports across financials, operations, capital, risk, and opportunities.Align community performance with ownership objectives and SAIL's vision.Help uncover opportunities to grow our footprint with existing and new ownership groups.Standards, Compliance, and SystemsEnsure every community meets SAIL's standards for curb appeal, common areas, cleanliness, and first-impression readiness.Oversee compliance with Fair Housing, ADA, and all applicable local, state, and federal regulations, along with LIHTC and affordable program requirements where they apply.Champion disciplined use of systems, data transparency, and conti
