Job Description

Overview

NorthPoint Development is seeking a Development Manager, Entitlements, for their Cincinnati office. This on-site role involves leading the pre-development lifecycle for industrial and data center projects, focusing on navigating the entitlement and permitting processes to secure necessary approvals and ensure projects are ready for construction on schedule and within budget.

Key responsibilities

  • Lead the project entitlement process from start to finish, including zoning changes and permit acquisition.
  • Conduct site feasibility and due diligence, reviewing reports to identify development constraints.
  • Serve as the primary liaison with utility providers and manage utility capacity studies and service agreements.
  • Coordinate a team of external consultants for timely submission of applications and reports.
  • Represent the company in public hearings and meetings for project approvals.
  • Review civil engineering plans and reports to ensure regulatory compliance.
  • Maintain detailed schedules and budgets for pre-development and entitlement phases.
  • Ensure smooth transition of entitled projects to construction teams with necessary documentation.

Required skills

  • Bachelor's degree in Civil Engineering, Urban Planning, Real Estate, or related field
  • 5-7 years of experience in land entitlement and civil engineering
  • Deep understanding of land entitlement processes and zoning codes
  • Strong project management skills with ability to manage multiple projects
  • Excellent verbal and written communication skills
  • Proactive, solutions-oriented mindset
  • Ability to collaborate and lead external partners
  • Professional Engineering (PE) license is highly preferred
