Overview

NorthPoint Development LLC is seeking a Development Manager, Entitlements, to lead the pre-development lifecycle for industrial and data center projects in locations such as Cincinnati, Charlotte, and St. Louis. The role involves navigating the complex entitlement and permitting processes to secure necessary approvals, ensuring projects are ready on schedule and within budget.

Key responsibilities

  • Lead the project entitlement process including zoning changes and securing permits.
  • Conduct site feasibility and due diligence to identify development constraints.
  • Serve as the liaison with utility providers for studies and service agreements.
  • Manage external consultants to ensure timely submission of applications.
  • Represent NorthPoint in public hearings and meetings for project approvals.
  • Perform reviews of engineering plans and reports for compliance.
  • Develop and maintain project schedules and budgets for pre-development phases.
  • Ensure a smooth transition of entitled projects to the construction team.

Required skills

  • Bachelor's degree in Civil Engineering, Urban Planning, or related field.
  • 5-7 years of experience in land entitlement or civil engineering.
  • Deep understanding of the land entitlement process and zoning codes.
  • Experience with utility providers and regulatory energy frameworks.
  • Strong project management skills and ability to manage multiple projects.
  • Excellent communication and negotiation skills.
  • Proactive problem-solving mindset and collaborative skills.
